Farmland in Your Client’s Estate
When a client’s estate or trust includes farmland, you need someone on the ground who will manage it or sell it the right way and keep you informed. That’s the work we’ve done out of our office in Vinton since the 1970s.
We manage farms in Iowa, Minnesota and Illinois for families, trusts and estates, and we sell farmland across eastern Iowa. We are a veteran-owned company and members of the Realtors Land Institute.
How we work with advisors
You stay in the loop. We report to you and to the family in whatever form your office needs, and we never go around the advisor who made the referral.
Farm management your clients can count on: tenant selection, lease negotiation, rent collection, government programs, property taxes and insurance, with monthly and annual accounting.
Farm sales handled start to finish: comparable sales research, advice on listing, auction or sealed bid, marketing to local and national buyers, and coordination with you through closing.
Court Work
We serve as Receiver, Examiner, Referee, Trustee, Conservator and Expert Witness in matters involving farmland and rural real estate.
Free Farm Review
For any farm in a client’s estate or trust, we’ll provide a rent check against current local leases and our opinion of the farm’s value, usually within two business days, at no cost.

Can you provide a value for an estate?
We can give you our broker’s opinion of value quickly, which is often enough for planning and family discussions. When an estate or a court needs a certified appraisal, we’ll say so and can refer you to a certified appraiser.
Do you manage farms outside Iowa?
Yes. We manage farms in Minnesota and Illinois as well as Iowa.
What reporting will my client receive?
Owners receive regular accounting of all income and expenses and a complete year-end statement they can take straight to their tax preparer. We’re glad to copy you on reports.
Can you work alongside a bank trust department?
Yes. We regularly work with trust officers and follow the reporting and approval process the trust requires.
